Award-winning regeneration.

Mills Bakery, a Grade I listed building, stands prominently at the heart of Royal William Yard. As one of the most important historic military buildings in the UK, it overlooks both the Royal William Yard and Mayflower Marinas, offering a model foundation for a mixed-use development. The building includes 86 luxury apartments, 1,700 square metres of retail space, and more than 2,500 square metres of office accommodation.

Collaborative innovation.

Our challenge was to integrate new MEP services within the existing structure to create luxury apartments, retail and office space. We carried out initial lighting surveys for residential accommodation and heating pipework reviews for complete office fit-outs. It was important to assess the needs of the project, working collaboratively with the client and architect to find innovative solutions that would make the transformation possible.

Contemporary solutions.

Our design solutions successfully married the need for modern services with a respect for the historic nature of the building; office services were concealed within the existing roof and new boiler flues were integrated within an existing chimney. The subtle makeover of the building ensured the significant character of the building has been retained both inside and out.
