Eleven acres of value.

Merchant Square in Paddington Basin is a large mixed-use development with residential, office and retail accommodation located in six buildings. The waterside development is an integral part of a new, vibrant public realm, which regenerates land previously used for warehousing and other light industrial uses.

The landmark high-rise building incorporates a four-star boutique hotel with a sky bar on the top floor offering spectacular views over London. We were appointed in 2010 to work on all four buildings on the site – 1, 2, 3 & 6 Merchant Square.

Target value.

The client’s brief was for a development with great public spaces that offered fantastic value and quality for money – at a level that would make it truly outstanding in this regard. The scheme also had to achieve the demanding Westminster City Council targets for energy strategy and low-energy usage.

Better together.

Our approach involved working in close partnership with the wider project team. The buildings all share a common basement, which is being constructed in three phases. We specified a central energy centre that would serve all four buildings and also links to other energy centres in the area for truly joined up servicing.

Through a tight collaborative effort and proactive approach to problem solving, we were able to deliver a cost-effective, efficient, high-quality development that met all requirements.
