King’s Cross is arguably one of the most exciting regeneration projects taking place in London. During the past decade, what was an underused industrial wasteland has been creatively transformed into a vibrant city destination. The 67-acre site is a mosaic of unique structures – from old cold stores to gas holder frames – each one given a new future as homes, shops, offices, galleries, bars, restaurants, schools, and even a university.

For more than a decade, we have played a pivotal part in almost half of the site’s projects – both buildings and public realm areas. These award-winning schemes are shining examples of future-focused, people-centred design: from the Gasholders residential development, ArtHouse apartments, and our own Western Transit Shed, to the 6 Pancras Square office development, Fish & Coal (Tom Dixon’s new head office), the Midlands Goods Shed (home to the Guardian group and Waitrose), and the one-of-a-kind Coal Drops Yard retail destination by Heatherwick Studio.

Behind the scenes.

Meeting the operational needs of such a unique site requires innovative, reliable, and sustainable systems… systems able to handle the ever-increasing utility load demands of each new building. Working as one of Argent’s key trusted advisors, we have supported the whole development with a variety site-wide roles: acting as the technical interface between the tenants and energy providers, developing innovative solutions to hide the plant, conducting strategic wind assessments, monitoring the retail fit-out, and managing BREEAM assessments and Green Guides. Our work has significantly smoothed the tenant installations and made substantial savings by negating the need for servicing upgrades. Ultimately, it has helped make Argent’s ambitious sustainable vision for King’s Cross Central a reality.
