    Located in the heart of the financial district this 80 million project is a redevelopment of the former London Stock Exchange site between Liverpool Street and Bank stations. This 40,000m² speculative modern office development stretches over 26 floors providing 30,000m² of modern, light filled office space with retail accommodation at street level.

    The first phase of the scheme comprised the comprehensive refurbishment of the tower building, 125 Old Broad Street, arranged over ground and 26 upper floors finished to Cat A fit-out for multi-let. The second Phase, 60 Threadneedle St, provides approximately 20,000m² of offices and 820m² of retail space over lower, ground and eight upper floors.

    The project won the Midlands and East Anglia British Council of Offices Award for the Refurbished/Recycled Workplace category.

    The Grade II listed building was designed in 1939 as municipal offices. Its redevelopment now provides prime office space.

    Hoare Lea provided MEP design, specialist lift engineering, fire engineering, lighting and acoustic services and an accredited BREEAM assessment. Within the constraints of the existing building, additional sustainable measures were incorporated.

    At 3.65m, existing floor-to-floor heights were extremely low and limited areas were available for MEP services distribution. Chilled beams and chilled ceilings were used with underfloor displacement ventilation and perimeter trench heating. Compared with a similar building, almost a full extra floor was incorporated within the same height.

    An office, retail and residential scheme located in the City of London.

    The scheme includes 100,000m2 of speculative, pre-let office accommodation; 2000m2 of new retail units, the refurbishment of 6 existing retail units and 14 new and 7 refurbished residential units. The Development features extensive landscaping to the public realm, including the formation of a new square.

    The office building incorporates tenant facilities including roof gardens, auditorium, catering and leisure facilities.

    The building is designed as a Shell & Core development. It has high efficiency energy systems and distribution and good resilience in the major plant. The scheme includes water-cooled chillers incorporating heat recovery from the condenser water system, a substantial stand by power generation facility, photo-voltaic cells and evaporative humidifiers.

    Overall and Mixed Use Winner of the MIPIM Architectural Review Future Projects Awards 2010

    Designed by internationally-renowned Pritzker Prize-winning architect Jean Nouvel, with Sidell Gibson as delivery architects, One New Change comprises 31,000 square metres commercial and 21,000 square metres retail space. The development overlooking St Paul's Cathedral, is set to lead the transformation of the City into a seven-day shopping and leisure destination.

    Hoare Lea designed the office and retail MEP systems for One New Change and provided specialist advice regarding vertical transportation, together with sustainability and energy systems expertise.
